Rent stabilization ordinance.

 The State of California has the Tenant Protection Act of 2019. It imposes statewide rent stabilization. California landlords may raise rent by between 5-10% each year, depending on the cost of living.

The ordinance will not correct the market housing shortage or prices by restricting the landlord's rights to decide on their property marketability or use.

What good is the ordinance for anyone whose rent is from $2500 to $4000?

What good is the ordinance for anyone who cannot pay those amounts?

What good is the ordinance for anyone who cannot find an available property to rent?

The ordinance only makes the council look like they did something for the people and discourages any new property builders or investment from coming to the city. The action is deceiving. It is a simulator to the solution and a copy of what already exists.

The State continues demanding the cities build more affordable homes, offering funds and programs, but the cities refuse to do so.

We cannot place ten balls in a basket where only five balls fit in. The population continues growing, and so does the housing demand.

There are about ten applicants per 1 home available for rent. It is estimated that 3 to 4 million new homes are needed in CA. That is 20 to 30% of the whole CA stock. I estimate that 2000 new homes are needed in Pomona. That is 5% of the actual homes.

In a democratic system, there is no need to restrict the people. It is a matter of everybody doing their part, starting with a government that satisfies the primary necessities of the people. At the same time, it creates opportunities for the private sector to grow. The market regulates the market. But without competition, we get the same results that we got when the city privatized the public services. High prices.

I tell the citizens of Pomona, do not settle for less. Don't accept breadcrumbs. Have the city build enough homes to satisfy the low-income housing demand.

Only 1.5% of the whole Pomona population is applying for housing assistance. If the government cannot cover that percentage, we must re-analyze how badly our city funds are managed.
